Walker’s Court Plans

Welcome to Soho Estates’ website for the redevelopment of Walker’s Court.


In May 2014, planning consent was obtained for the redevelopment of Walker’s Court and surrounding buildings.


The scheme will create a vibrant mix of uses in one of the most exciting areas in Soho. Key elements of the scheme include the revival of the famous Boulevard Theatre, new high-quality shops and restaurants, improved public realm and a new headquarters for Soho Estates. The redevelopment will revitalise the buildings and enhance the character of the area. A number of tenants will remain on site throughout the works, including The Box, Diamond Jacks tattooists and two shops.


The project will be delivered in phases and construction activities will include some partial and some complete demolition of the buildings that make up Walker’s Court, new build, refurbishment of buildings and façade retention.


The first phase of construction will involve demolition of parts of the existing structure, piling, drainage and ground floor construction from September 2015 to June 2016.


Phase two will run from June 2016 until June 2018 and will involve works on the new structure.


The detailed design has been finalised and we have now appointed the main contractor, Blenheim House. We have also agreed a detailed  Construction Management Plan with Westminster City Council.


We are keen to engage with local residents and businesses throughout the construction process and will be providing regular updates.

About Soho Estates

Soho Estates began as a collection of historic buildings acquired from the 1970s to the 1990s by Paul Raymond. His Raymond Revuebar opened in Walker's Court in 1958 and he chose to invest the profits from his entertainment and publishing ventures in properties within five minutes' walk of where he was based.


Today, the estate covers large parts of Soho’s 87 acres, and its tenants reflect the vibrant mix found in Soho, including  restaurants, bars and clubs, hotels, independent retailers, and offices. The strategy of the business is to enhance and add value to existing stock through careful restoration and refurbishment, and where possible, redevelopment in keeping with the area.

Project Team

Soho Estates is working with a professional development team, including:

SODA. is a multi-disciplinary architecture studio specialising in bespoke architectural designs. Founded in 2010 by principal architects Laura Sanjuan and Russell Potter, SODA has established itself as a young and enthusiastic design studio with a growing reputation for creating beautifully crafted spaces on complex and complicated sites throughout central London and further afield.

MATT Architecture is an architecture practice based in London’s Leicester Square. Established in 2011 by Matt White, who began his career with Lord Foster’s practice in Hong Kong in the early 90s. MATT Architecture shares its studio with other designers to develop a creative practice.

Gerald Eve LLP has been appointed as the project’s planning consultant. Gerald Eve is a national firm of chartered surveyors and property consultants. The firm includes the leading planning and development consultancy advising on development of the City of Westminster.

Blenheim House is a privately owned contractor, formed in 1996, and has developed a reputation for delivering value and quality on every project it undertakes. Blenheim House works across a variety of sectors including listed buildings, arts and leisure, commercial and residential.

DML Group is an international development and project management consultancy operating both emerging and established real estate markets. Its portfolio ranges from large scale urban developments to private high-quality residential schemes. The firm is responsible for the asset management of property portfolios in London and Europe.

Comm Comm UK has been appointed to lead communications with the local community and stakeholders on behalf of Soho Estates. Comm Comm UK is a specialist in planning, licensing and construction with expertise and experience of advising and implementing consultation and communications programmes.

Considerate Constructors Scheme

The site is registered under the Considerate Constructors Scheme and will operate in accordance with its requirements to ensure that the impact of building works on local communities is minimised.


The Considerate Constructors Scheme is a national initiative set up by the construction industry to improve its image. Construction sites and companies register with the Scheme are monitored against a Code of Considerate Practice, designed to encourage best practice beyond statutory requirements.


The Scheme is concerned about any area of construction activity that might have a direct or indirect impact on the image of the industry as a whole. The main areas of concern fall into three categories: the general public, the workforce and the environment.
